MIAMI – July 21, 2026 – Housing Trust Group (HTG), one of the nation's largest developers of affordable housing, and partner AM Affordable Housing, the nonprofit founded by NBA Hall of Famer and Miami Heat legend Alonzo Mourning, have secured financing to begin construction of Artisan Pointe, a new affordable housing community in Naranja, Florida.

Located at 26115 S. Dixie Highway, the first phase of Artisan Pointe will deliver 115 affordable apartments for families earning at or below 30%, 60% and 70% of the area median income (AMI). Monthly rents for qualifying residents will range from $766 for a one-bedroom/one-bath apartment at the 30% AMI tier to $2,145 for a two-bedroom/two-bath apartment at the 70% AMI tier. By comparison, market rent rates for similar units in this submarket have an average range of $1,350 to $2,250 per month. The community broke ground in June with completion anticipated in January 2028

Artisan Pointe is the first community financed under the Florida Housing Finance Corporation's new funding preference that prioritizes developments with building permits already in place. By entering the funding process construction-ready through previously approved site entitlements, the project can move from financing to groundbreaking more quickly than the traditional development timeline. The Naranja Lakes Community Redevelopment Agency was also a key partner, providing critical financial support for the development.

The development's financing includes $31.46 million in Low-Income Housing Tax Credit (LIHTC) equity allocated by the Florida Housing Finance Corporation and syndicated by U.S. Bancorp; a $39 million construction loan from U.S. Bancorp; a $16.9 million permanent loan arranged through Berkadia; and $7 million in support from the Naranja Lakes CRA, including a $3.5 million loan and $3.5 million in tax increment financing (TIF) reimbursements.

Artisan Pointe will feature 59 one-bedroom/one-bath, 19 two-bedroom/one-bath and 37 two-bedroom/two-bath apartments with Energy Star appliances, open-concept floor plans, private balconies, washer and dryer connections, energy-efficient windows, and contemporary kitchens with generous storage. The development will include one elevator in each residential building, six mobility-accessible units and four units designed for residents with hearing or vision impairments.

Community amenities will include a clubhouse with gathering and recreation spaces, a co-working business center, state-of-the-art fitness center, outdoor recreational areas, bike storage, package room, on-site management and maintenance offices, and a comprehensive security camera system. The community will also be certified under the National Green Building Standard (NGBS).

Residents will have access to supportive services funded through the Florida Housing Finance Corporation, including financial literacy, employment assistance and homeownership readiness programs designed to promote long-term housing stability.

Located near Homestead Air Reserve Base, Homestead Hospital and Miami Dade College's Homestead Campus, Artisan Pointe offers residents convenient access to major employers throughout South Miami-Dade County. The community also provides excellent regional connectivity via U.S. Highway 1 and Florida's Turnpike.

Artisan Pointe represents the first phase of a larger master-planned affordable housing community. The second phase is anticipated to add approximately 160 additional affordable apartments.

The development team includes Ferncore Construction as general contractor, Palenzuela & Hevia Design Group, Inc. as architect, SRS Engineering Inc. as civil engineer and XS Interior x Architecture as interior designer.
