Development
Every great community starts with a vision – and a lot of hard work behind the scenes. HTG’s development team identifies opportunities, builds partnerships, secures financing and guides each community from concept to completion. Working alongside local governments, housing agencies and community partners, we create thoughtfully planned communities that raise the standard of living and strengthen the neighborhoods we serve.
Finance
Great developments require strong financial foundations. Every community HTG builds, whether market rate, workforce or affordable, is made possible because of our experience across market cycles and product types allowing us to anticipate challenges, solve problems and build financial structures designed to perform for the long term. Our finance team structures and closes the funding for each development using conventional construction loans, permanent bank debt, agency financing (Fannie, Freddie, FHA, and HUD), low-income housing tax credit equity and tax-exempt bonds. Deep relationships across the debt and equity capital markets allow us to secure the most competitive terms and layer the public and private funding that brings each community to life.

Construction
Building quality communities is at the heart of everything we do. Our in-house construction team oversees every stage of the building process to ensure each community is completed on time, on budget and to the highest industry standards. Whether we're building a new community or preserving a historic property, we combine deep technical expertise with long-standing relationships with trusted general contractors, subcontractors, architects, engineers, interior designers and other skilled professionals to deliver beautiful, enduring places that enhance neighborhoods and give residents a place they are proud to call home.
Property Management
Our commitment doesn't end when construction is complete. HTG Management works every day to keep our communities welcoming, well maintained and responsive to residents' needs. Led by an experienced team of property management professionals, we take a long-term approach to every community, combining exceptional service, proactive maintenance and thoughtful operations with resident programs and services that help people feel connected, supported and at home. Because we develop, build and manage all of our Florida properties, we care for every property as if it were our own.

Asset Management
Our responsibility to a community continues long after it opens its doors. HTG’s asset management team takes a long-term owner’s perspective to protecting each property’s financial performance, physical condition and value. Working closely with property management, leasing, finance, construction and development teams, we continually evaluate operations, identify opportunities and address challenges head on. That active oversight helps ensure our properties remain financially strong, well maintained and positioned to serve residents, partners and community it serves for years to come.
